How to compare South Florida waterfront properties
Compare waterfront access, navigation, structures, maintenance, rules, and insurance for the exact property you are considering.
Name the type of waterfront
Oceanfront, inlet, riverfront, Intracoastal, canal-front, lakefront, and marina-adjacent properties offer different views, exposure, privacy, access, and maintenance. A listing’s waterfront label does not establish boating rights or navigability.
Start with the intended use. Direct beach access, an open view, protected dockage, paddle access, and a route to the ocean are different requirements and may point to different properties.
Verify navigation and dock rights
For boating, confirm water depth, tides, bridge clearance, fixed obstacles, wake conditions, route, inlet access, and the vessel dimensions involved. Conditions should be evaluated for the exact location and intended boat.
Review dock ownership, permits, recorded rights, lift capacity, marina or association rules, dredging responsibility, and limits on repairs or replacement. Qualified marine and legal professionals may be needed.
Inspect shoreline structures and exposure
Seawalls, bulkheads, docks, pilings, lifts, drainage, and shoreline stabilization can carry significant maintenance obligations. Obtain appropriate inspections and review permits, repair history, shared responsibilities, and access for future work.
Salt, wind, sun, flooding, waves, and wakes affect buildings and equipment differently by location. Review roof, openings, exterior materials, mechanical systems, elevation information, and storm preparation with qualified professionals.
Compare insurance, rules, and total cost
Request property-specific insurance guidance early. Flood, wind, building, contents, association, and marine coverage involve separate questions, and availability or pricing can change.
Include association fees, marina charges, seawall or dock reserves, inspections, routine service, storm preparation, and future capital work in the comparison. Confirm rental, pet, dock, vessel, and contractor rules directly from current documents.
